TURNKEY FEE DEVELOPMENT

VB Development will lead from the front as we take possession and responsibility of managing the entire development process from start to finish.  The first task at hand will be to assess the very basic needs of the project and to construct a project team consisting of Brokers, Architect, Engineers, Contractors and anyone else who may be required to facilitate and execute the development process.  VB Development will become the principal point of contact between the Owner and project team and will oversee the daily operations of project progress and communication.  The team will carry out all activities necessary for project success and will include but are not necessarily limited to the following:

  • Market analysis and site selection

  • Site layout/initial site plan feasibility

  • Project due diligence and site investigation reporting

  • Project budgeting and pro-forma

  • Assistance with project financing structure

  • Development scheduling

  • Site and building design

  • Navigate entitlement process and governmental approvals

  • General Contractor bidding process

  • Construction management through project completion

  • Leasing and/or plans of property disposition

  • Asset Marketing

A full and comprehensive outline of the scope of work and responsibilities of VB Development will be detailed in an agreement form between VB Development and the Owner/Partner Client.  Fee Developer service fees are based upon a certain percentage of the total overall project cost and the percentage of the fee will decrease as the size of the project increases.
