CONSULTING

In addition to providing full turnkey development services, VB Development will consult on any individual piece or process of the development cycle to help ensure project success:

  • Market analysis and site selection

    • Finding the perfect location to establish your business and brand is the first key step to ensure your vision becomes a reality and set up for long term success.  We'll gain a thorough understanding of your business model and will identify ideal market segments and specific sites so that your business is optimally located.  By utilizing our experience, network of broker relationships and studying key demographic and statistical data we'll be able to secure a site that meets your needs for years to come.​

  • Site layout/initial site plan feasibility

    • Upon selection of a potentially viable site, if a desired building footprint is in mind we can begin the process of test fitting your initial design to optimize its best use and fit on your selected site.  We will ensure that the layout adheres to and keeps in mind site specific parameters such as parking ratio requirements, setback lines, easements and other items as necessary.  If an initial footprint is not yet in mind, we will be more than happy to assist in implementing an initial and workable footprint design.​

​

  • Project due diligence and site investigation reporting​

    • We will take an immersive approach to investigating the property planned for development to ensure that we adhere to AHJ (Authority Having Jurisdiction) standards, understand the development process for the applicable zoning type and account for certain development and impact fees that could affect the budget and pro-forma.

  • Project budgeting and pro-forma

    • Using data from a Site Investigation Report (SIR) and other applicable information as acquired during the due diligence process, we will assemble a project budget and/or pro-forma that takes into account all of the variables the project may face.  In doing this, we will establish a sound budget that will give peace of mind on projected costs that may be encountered during the development process and life cycle of the project.

  • Assistance with project financing structure

    • Whether your project is in need of full financial structuring/backing or just in need of guidance to help "fill in the gaps" of financing, we can assist in tapping into our network of Commercial Real Estate loan experts to help give assistance to the process and it's financial requirements.

  • Development scheduling

    • Understanding project timing and how each development phase corresponds to and overlaps with each other is crucial for keeping the expectations of project duration on par with reality.  VB Development, with this in mind, will construct a comprehensive and realistic development schedule that adheres to the requirements needed to bring a project into fruition.  We will utilize certain tools at our disposal (SIR, AHJ feedback, Consultant feedback) to ensure we deliver a schedule as accurate and realistic as possible.

  • Site and building design

    • We will work closely with hired consultants to take the "test fit" site plan and turn it into a fully functional and AHJ (Authority Having Jurisdiction) approved site and building design.  The design will encompass all of the nuances required for an optimal site design while at the same time making sure we deliver a building that both meets AHJ design standards and is appealing to the client's needs.

  • Navigate entitlement process and governmental approvals

    • Receiving full governmental approval is a large milestone in setting up your project for success but more often than not, the process to obtain final approvals can be a tricky and sometimes lengthy and arduous process.  We will actively engage with consultants and the AHJ to take the helm and establish a favorable path to AHJ partnership and thusly procure required entitlements.

  • General Contractor bidding process

    • Whether negotiating the bid with a single General Contractor or competitively bidding to a select few, we will oversee the request for proposal process and thoroughly analyze solicited bids.  Upon completion of qualifying and selecting the most responsible bidder, we will move forward in implementing the contractual process until the project commences.​

​

  • Construction management through project completion

    • Diligently lead the daily management of project construction from initial mobilization to obtaining Certificate of Occupancy and everything in between.  We will keep the project moving forward by timely reviewing and approving submittals, mitigate change orders, answering and clarifying Request For Information (RFIs), review weekly project updates for accuracy, attend site meetings, obtain and maintain any applicable special permits, ensure utility coordinations are in place and every other intricate detail involved in the construction process.​

  • Leasing and/or plans of property disposition

    • Upon successful completion of the project, we will tap into our network of broker relationships to facilitate your vision for holding and leasing the asset or disposing of the asset.  We will consider your financial and investment strategy and goals to help formulate a plan that will be satisfactory to your needs and level of return.

  • Asset Marketing

    • As an added service in addition to driving the development process, VB Development offers up our outside knowledge in photography, videography, and graphic design in helping to market your asset for leasing, property disposition or any other use of marketing as needed and required.​
